Investment
Real outdoor systems cost real money. This page keeps ranges in one place so service and location pages can stay focused on site diagnosis, scope, and fit.
Three reasons:
| Project type | Typical investment range | Notes |
|---|---|---|
| Refresh / small commission | $15,000 – $40,000 | Tight-brief side-yard, courtyard, single-zone work |
| Front-yard or back-yard reset | $40,000 – $150,000 | Most common project tier for our practice |
| Full-property design-build | $150,000 – $500,000 | Substantial hardscape + planting + irrigation + lighting |
| Large-property commission | $500,000 – $1,500,000+ | Beverly Hills, Newport Coast, Pacific Palisades scale |
| Engineering-only commission | $25,000 – $200,000 | Drainage, retaining walls, irrigation system overhaul |
| HOA + commercial capital project | $50,000 – $500,000+ | Common-area modernization, AB-1572 readiness |
Next step after the range
The range tells us whether the conversation is in the right zone. A site review tells us what the property actually needs.
10-15% of estimated total
Concept design + design development + HOA / city submittal packages
Bulk of project
25-30% mobilization → milestone draws → 5-10% final retention
Per tier
Essentials $400-900/mo · Signature $900-2,200/mo · Large-property $2,200-8,000+/mo
Below $25K, the design discipline that defines our practice becomes uneconomical — design overhead becomes 25-50% of project cost, which doesn't serve the client. Above $25K, design overhead is 10-15% and produces clear value.
Exceptions: tightly scoped small commissions may be accepted case-by-case at $15K-25K when the brief is well-defined and the client values restraint.
For specific scope, we quote the project — not per-unit rates.
